Book A Discovery CallYou Purchase Your Home. The Land Is Held Under Lease.
You purchase your home. The land it stands on is held under a 99-year master lease, in accordance with Ghanaian land law, not sold to you separately. There is no public land-price table because land is not sold on its own. Upon full payment:
- Ghanaian citizens receive a 98-year sublease
- Non-Ghanaian citizens receive a 50-year sublease
Both include renewal options in accordance with applicable Ghanaian land legislation.
Standard Plots, Combined To Fit Your Family
Every plot at Ubuntu Eco Gardens is 100 ft by 80 ft. You are not choosing from a menu of differently sized parcels of land.
- Standard plots are 100 ft by 80 ft.
- You may select multiple plots to form your compound, up to approximately one acre in total.
- There is no standalone plot purchase without a home, and no purchase of additional land after your compound is set.
- Your compound size is agreed as part of the home-purchase process, not sold to you as raw land beforehand.
The £5,588 Founding Deposit
Paid before 25 September 2026, it secures your land allocation and your founding membership position. It is not the full cost of your home, that’s paid separately, in construction-phase payments starting February 2027.

Due Before 25 September 2026You are not simply buying a house. You are joining a planned community, and your deposit is credited toward your home purchase and land allocation, it is not an additional charge on top.
- Your founding-member position, and the benefits that come with it.
- Your land allocation, held together with its plot as one complete residential package under Ghana's established long-term leasehold system, the same structure used across residential property nationwide.
- The paperwork and documentation associated with your land allocation and membership.
- Your share of the community's infrastructure: roads and access infrastructure, community buildings and shared facilities.
- The ability to select your preferred plot or plots within the community.
- Full credit toward the purchase price of your home and land allocation, under the agreed purchase structure.
- A 7-day cooling-off period, during which it can be withdrawn and refunded in full.
- It is not the full cost of your home. Home construction payments follow separately, starting February 2027, according to the agreed construction phases.
- It must be paid before 25 September 2026 to secure your place in this founding cohort.
- Outside the 7-day cooling-off period, it is refundable only if the project does not proceed.
Paid In Phases, From February 2027
The £5,588 deposit secures your land allocation and founding membership position, it does not cover the cost of building your home. The first home construction payment is due in February 2027, and further payments follow according to the agreed construction phases as your home is built.
The Cedar, our smallest home, starts from £25,726.
Larger models are priced higher, our exact home price depends on the model, plot and finishes you choose. Building in Ghana means different construction costs than markets like the UK, US or Europe, which is reflected in our pricing.

Guided, Whether You’re In Ghana Or Overseas
Many of our Founders are building from abroad. The process is designed so distance does not get in the way: our team guides you through each step remotely, from your first call to handover.
- A Discovery Call where you speak directly with the founder, wherever you are.
- Guided plot and home selection, from our catalogue or as a custom design, without needing to be on site.
- A clear, agreed payment structure via international bank transfer.
- A private Founders Circle WhatsApp community with regular construction and development updates.
- Our team and Ghanaian real estate lawyers prepare your land allocation and lease documentation on your behalf.
- Site visits are scheduled for the 2nd of each month for Founders who are able to attend in person.
You are not simply purchasing a home and being left to figure everything out yourself, we guide and support you throughout the journey. Once home construction payments begin in February 2027, Founders receive weekly updates through the members’ portal showing the progress of their home construction, with updates from their dedicated project lead. Founders also have ongoing support throughout the process, whether through text messages or phone calls.
Development timelines depend on legal, regulatory, and construction processes outside any single party’s control. The dates below are our current targets, not guaranteed deadlines.
