Ownership & Lease

What You're Buying

You purchase your home. The land it stands on is held under a 99-year master lease, in accordance with Ghanaian land law, not sold to you separately. There is no public land-price table because land is not sold on its own. Upon full payment:

  • Ghanaian citizens receive a 98-year sublease
  • Non-Ghanaian citizens receive a 50-year sublease

Both include renewal options in accordance with applicable Ghanaian land legislation. This isn’t a restriction specific to Ubuntu or to non-Ghanaians: no one can hold freehold title to land in Ghana, including Ghanaian citizens. Under Ghanaian land law, all land is held under leasehold, so a lease structure is simply how land ownership works here for everyone. See How It Works for the full explanation.

Starting prices range from £24,150 for the 1 Bed Ubuntu Eco Lodge up to £85,100 for the 5 Bed 5 Bath Ubuntu Eco Home, shown alongside each home on The Homes. These are starting prices, and your final price depends on:

  • The home you choose
  • Plot size
  • Design preferences
  • Finishes and customisations

Full pricing detail for every home is set out in the Ubuntu Home Catalog. The deposit is 25% of your chosen home, and payment plans are available. We don’t offer financing or guaranteed special arrangements, but in your Relocation Strategy Session we can explain the available homes, the options for your deposit and your next steps.

All land transactions, documentation, and investment structures are handled with experienced Ghanaian real estate lawyers. Ubuntu Developments Africa is a registered UK company, and our development partner BTA Developments Africa Ltd is a registered Ghanaian company responsible for local development operations.

We can't offer guarantees, but you can see what stands behind Ubuntu: a UK-registered company, an established Ghanaian development partner, experienced Ghanaian real estate lawyers on every land transaction, and a transparent step-by-step process. We encourage you to read your purchase documentation carefully and to take independent legal or financial advice before you commit.
Yes. BTA Developments Africa provides a structural warranty covering key structural elements such as foundations, roofing, and major structural defects. The details are set out in your purchase documentation.
Phase One & Phase Two

What Is Open Now

Phase One was the original founding phase of Ubuntu Eco Gardens. It is now 100% complete, closed and fully reserved. Phase Two is the current phase available to customers, and it is now open. Phase One and Phase Two describe customer availability. They are separate from the construction phases of the physical development.
No. Phase One is completely closed and fully reserved.
Founding Membership was exclusive to Phase One and is now closed. Phase Two customers are not founding members, and there are no founding benefits available to them.
No. Construction phases describe the physical development of Ubuntu Eco Gardens, which will be developed in stages. Phase One and Phase Two describe which homes are available to customers. The two are separate.
Deposit & Payments

Deposit & Payments

Phase Two requires a 25% deposit of your chosen home’s price, and payment plans are available for the deposit. Your deposit is fully credited toward the purchase of your home and land allocation, covering your home and compound together with your share of the community’s roads, shared facilities, green spaces and amenities, and allows you to select your preferred plot or plots within the community.

It is not the full cost of your home. It is not a purchase of land, as the land is held under lease.

Yes. Payment plans are available for your deposit, so you don't need to pay it all at once. We'll help you understand the options for your chosen home during your Relocation Strategy Session. Payment plan terms are not published on the website.
No. They are two separate things. The payment plan relates to how you manage your deposit. Construction payments relate to the construction of your chosen home.
Construction payments are separate from your deposit. They relate to the construction of your chosen home and follow the schedule in your purchase documentation, as your home is built through the construction phases.
Your deposit has a 7-day cooling-off period. It is refundable if the project does not proceed. The specific terms are set out in your purchase agreement, and our team can walk you through them before you secure your place.
Your deposit is credited toward the purchase of your home and land allocation. It is not held separately or invested on your behalf: it is part of the purchase price of the home and land package you have chosen. Once your paperwork is signed, construction payments follow the schedule in your purchase documentation.
Your deposit is refundable if the project does not proceed. We won't speculate beyond the contractual position: the specific terms covering this are set out in your purchase agreement.

Yes. Ubuntu’s Resident and Economic Partner Programme covers commercial spaces, business ownership, and agricultural opportunities alongside the residential community. See the Partner Programmes page. The commercial district is part of Ubuntu’s future vision and is not yet operational.

The process is designed to be simple and well supported, from your first look to breaking ground.

  2. 2Choose the home that's right for you from the Ubuntu Home Catalog, or work with our team on a custom design.
  3. 3Confirm your plot allocation, then sign and return the relevant paperwork.
  4. 4Secure your place with a 25% deposit (payment plans available), via international bank transfer if you are overseas.
  5. 5Receive regular project updates as development and construction progress through construction phases.
  6. 6Our team, together with our Ghanaian real estate lawyers and BTA Developments Africa, prepares your land allocation and lease documentation.
Ubuntu Eco Gardens will be developed in stages, through construction phases. Construction will progress in phases as the development moves forward. We do not publish construction dates.
We don't publish construction or handover dates. Construction progresses through the construction phases, and we'll keep you updated as the development moves forward.
The construction and development process is being managed by BTA Developments Africa Ltd. All homes, whether from our catalog or fully custom, are built exclusively by our approved contractors, so every home meets the same standard of quality, safety, and design across the community.

Yes. You don’t have to be physically in Ghana every week to stay involved in your build. Our team manages the home build and keeps you involved throughout, including:

  • Regular project updates
  • Build images and the latest development updates
  • The ability to ask questions at any time
  • Calls with your dedicated project lead

This doesn’t mean you have no responsibility: you’ll still need to sign paperwork and make payments according to the agreed journey, but distance doesn’t need to hold you back.

No. While Ubuntu Eco Gardens is proud to welcome the diaspora home, it is not a diaspora-only project. It is an inclusive community designed for anyone, local or international, seeking a better way of living in Ghana.
Ubuntu Eco Gardens is located in Adaklu, in the Volta Region of Ghana, about 30 minutes from Ho. The closest operating international airport is Accra, approximately four hours away. Ho Airport is the closest airport to the development, approximately 45 minutes away, but it is currently closed for commercial flights. The government has announced plans to reopen the airport for commercial operations in the near future.

Yes. There are several schools in the surrounding area, with the closest approximately 5 minutes away. Visitors can view nearby schools in the Location section of the website.

Many future residents have expressed interest in alternative education models, including a community-based micro-school. This is part of Ubuntu’s future vision and is not yet operational.

Yes, pets are welcome at Ubuntu Eco Gardens.
Ubuntu Eco Gardens is designed to be a highly resilient eco-village. Homes are planned to include solar power systems, allowing residents to remain largely unaffected by local power outages.
Yes. A community service charge will contribute toward security, maintenance, landscaping, shared infrastructure, and the general upkeep of the community. Details are provided in your purchase documentation.

We encourage contribution in the spirit of Ubuntu: “I am because we are.”

Contribution is voluntary and can look different for everyone. Examples include:

  • Sharing professional skills
  • Helping a neighbour
  • Exchanging produce with other residents
  • Participating in community activities

Our goal is to create a peaceful, supportive, and low-pressure environment.

Ubuntu Eco Gardens plans a dedicated commercial district for retail, services, and entrepreneurship, with opportunities for residents as they become available. It is part of Ubuntu's future vision and is not yet operational.
Ubuntu Eco Gardens combines homes, green spaces, food production, and a commercial and industrial district in one planned community, designed around genuine community and long-term belonging. Some of these elements are part of Ubuntu's future vision and are not yet operational.
Relocating

Your Relocation Strategy Session

A personalised, 90-minute planning session, priced at £150. According to your circumstances, we look at your relocation timeline, family, budget, lifestyle and home requirements, and can cover home options, Ubuntu Eco Gardens, regional considerations, visa options, legal and process considerations, practical relocation planning and your next steps.
A personalised Ubuntu Strategy Guide. It can include your relocation timeline (from a nearer-term move to a plan of up to 24 months, depending on your circumstances), recommended next steps, relevant contacts, useful resources, home and relocation considerations, practical information and the recommendations discussed in your session. Every guide is personalised, so the contents differ from client to client.
Sessions can be rescheduled if your circumstances change. Once booked, session fees are non-refundable.
No. Ubuntu does not provide regulated legal or immigration advice. Where specialist advice is needed, we'll identify the professional support you should seek.
Our team can provide support and guidance with the transition to Ghana, including areas such as business setup, residency, and settling in. Where specialist legal, immigration or financial advice is required, appropriate professionals will be involved.
Eco Retreat

Ubuntu Eco Retreat

An upcoming tourist attraction in Adaklu. It is not yet open, and construction is planned to begin in 2027. It is separate from Phase One and Phase Two of Ubuntu Eco Gardens. See the Eco Retreat page.

A 90-minute call, priced at £50, covering all Ubuntu investment opportunities and the Ubuntu Investment Package, a document setting out every Ubuntu investment opportunity, which you receive after the call. Calls can be rescheduled if your circumstances change. Once booked, call fees are non-refundable. The call is not regulated financial, investment, legal or tax advice, and nothing said promises returns.
